Company A quote = $41,000 Includes: Builders specification Delivery, White ant treatment, HWS installation, 10 year guaranteed kitchen & shower, A full amount of 18 power points, manufacturers guaranteed paintwork, choice of ceilings, Full size Colonial meranti skirtings, Oakfield panel or sliced maple doors, Italia quality european tiles retailing at $38.50 plus feature and border tiles, etc.etc. In general the home was built on time with quality workmanship and the price quoted was the price delivered and the owners were happy.
Company B quote = $39,000 Includes: Builders specification but did not include:- Delivery $2,300, White ant treatment $370, HWS installation $320, 10 year guaranteed kitchen & shower $1,900, extra power points etc $270, manufacturers guaranteed paintwork $480, raked ceilings $1,200, Full size Colonial meranti skirting $180, Oakfield panel doors $484, Italia quality european tiles retailing at $38.50 plus feature and border tiles $180., etc.etc. In general the home was late with poor workmanship and the price quoted was $39,000 but the price delivered was $46,684. Although Company B quoted less than company A the final price was $5,684 dearer along with a home that they were unhappy with.
How do I avoid paying more Its Simple All you have to do is ask for a list of who the company has built for in the last 2 years then YOU pick out 6 clients and give them a phone call and ask them:- 1. Was the price quoted the price you paid on handover. 2. Were you happy with the quality of workmanship. 3. Were there any misunderstandings with what was included. 4. Has the maintenance been completed as promised. 5. If given the chance again would you still build with the same company.
A list of builders common excuses 1. Its our company policy not to as our list is confidential 2. We respect our clients privacy 3. I cant find the list I will show you later etc. etc.
It has been our experience that past clients do not object to a phone call from a new home purchaser and are only to willing to help. We encourage reference calls and ask every client if they would object to a purchaser calling them for a reference and to date no client has ever objected. You be the judge as to why a company would not co-operate. It is your right to protect your investment
